Buy To Let Stamp Duty Calculator

Stamp Duty Land Tax (SDLT) is payable on the purchase of a long leasehold property in the UK.  3% increase in rates from 1st April 2016 relates to the purchase of a second property or buy-to-let where applicable.  Any SDLT is due for payment within 30 days of completion of the purchase. Your solicitor will report this to HMRC and arrange the prompt payment of this on your behalf.

For example, anyone purchasing a £200,000 second home or buy-to-let property would pay the following:

  • 3% on the 1st £125,000 = £3,750
  • 5% on the remaining £75,000 = £3,750
  • The amount payable by the investor would be £7,500
